Leave Cincinnati
with everything settled.

A new city, a start date that can't move, and a house that still needs to sell. We close on your schedule, before you leave, so you can focus on what's next.

Job relocation doesn't wait for the housing market. When your start date is set, everything else has to move around it, including the sale of your home. A traditional listing adds uncertainty to a timeline that can't afford any. A direct sale gives you a closing date you can plan around.

The problem with listing when you're relocating

A traditional listing takes, on average, 30 to 90 days to reach closing, and that's assuming everything goes smoothly. In reality, buyers back out, inspections surface issues that require negotiation, and lender timelines slip. If your start date is firm, you can't absorb two or three months of uncertainty and then a last-minute complication.

There's also the practical problem of selling from a distance. Once you've moved to your new city, managing showings, responding to buyer requests, and coordinating contractors for repair demands becomes a secondary job you didn't sign up for. Sellers managing this remotely often end up accepting below-market terms just to be done with it.

How a direct sale fits a relocation timeline

With Deforest Solutions, you set the closing date. Tell us your start date in your new city and the constraints around your move, and we build the transaction around that. If you need to close in three weeks, we work toward three weeks. If you need to close after you've already moved, we can do that too.

The process is simple: one walkthrough, one written offer, one closing. No contingencies that can fall through, no buyer's lender requirements that add time, no repair demands after inspection. You have a date and a number. You can make plans around them.

Managing a home sale remotely

If you've already relocated and need to handle the sale from out of state, we make that straightforward. Greg can do a walkthrough while you're still in Cincinnati or coordinate with a neighbor or family member who has access. Document signing can be done electronically. Closing can be handled by mail or power of attorney if needed.

You don't need to fly back to Cincinnati to close. We've helped many sellers complete the transaction entirely remotely. Our title company handles the details and sends you a clear statement of proceeds before anything is finalized.

Corporate relocation packages

Some employers offer relocation assistance that includes a home sale component, either a buyout offer through a relocation management company or a lump-sum reimbursement. If your employer is offering you a buyout through a relocation vendor, it's worth comparing that offer to ours. You may find that a direct sale nets you more, or that the convenience of your employer's program is worth a slightly lower number. Either way, having a second offer gives you something concrete to compare.

We don't have any problem working alongside corporate relocation packages, if you want our offer to use as a comparison point, just ask.

What happens if the house doesn't sell before you leave?

Carrying two properties, or worse, carrying a mortgage on an empty house while also paying rent or a mortgage in your new city, is expensive and stressful. Property sitting vacant also creates liability and maintenance concerns. If you're facing that scenario, call us. A direct sale can close faster than you might expect and put an end to the double-carrying costs.

Common questions.

We can close in as little as 10 business days in urgent situations. We can also extend the closing date to match your schedule if you need more time. Tell us your start date and any constraints, and we'll build a timeline around what works for you, not what's convenient for us.
Yes. We schedule a single walkthrough at a time that works for your household. There are no multiple showings, no strangers coming through repeatedly while you're trying to pack and prepare. We see the property once, make an offer, and the rest of the process is paperwork and closing logistics, not more disruption to your daily life.
Compare it against ours. Relocation management companies can offer competitive prices, but they can also come in below what a direct buyer would pay. Having two offers gives you something concrete to evaluate. Call us and we'll give you a number, no obligation, no pressure.
Yes. We handle remote closings regularly. Documents can be signed electronically, and if you need to sign at closing specifically, it can be done through a notary in your new city or via a power of attorney. You don't need to fly back to Cincinnati. We'll coordinate all the logistics with our title company and keep you informed throughout.
