I started Deforest Solutions on a different premise than most real-estate investors. Selling a home should feel less like a transaction and more like a turning point. That means slowing down. Listening first. Offering options, including options that aren't me buying your house.

If a traditional listing serves you better, I'll say so. If a short-term loan, a probate attorney, or simply waiting six months is the right call, I'll say that too. The advice doesn't cost anything, and my integrity isn't for sale.

If it's a fit, I'll visit the property, usually within 48 hours. No pressure, no entourage. I respect your time and the people still living there.

You'll get a written offer with the numbers shown plainly: comparable sales, repair estimates, my margin. No moving targets.

Take a day. Take a week. Show it to your attorney or accountant. If I'm the right answer, I close on your timeline. If I'm not, I'll tell you who might be.

V. Common questions

Things people ask me first.

In most cases, 14–30 days from the time you accept the offer. If you need more time to move or arrange things on your end, I can extend the closing date. There is no penalty. I work on your timeline, not mine.

No. I buy properties as-is, in whatever condition they're in. You don't need to clean, stage, repair, or remove anything. If you want to leave furniture or personal items behind, that's fine. I'll handle it after closing.

None. When I buy your house myself, I'm the buyer, not your agent. There are no commissions, no listing fees, no inspection costs passed to you, and no closing costs deducted from your offer. The number in the written offer is the number you receive at closing.

I look at recent comparable sales in your area, the current condition of the property, and what repairs or updates would be needed. I show you all of that math in the written offer, with no black box. If you disagree with any part of it, tell me and I'll walk you through it.

This is one of the situations I know best. Time matters when foreclosure is on the table, and I can move quickly. In some cases I've stopped foreclosure on the courthouse steps. Call or email as soon as possible. The earlier we talk, the more options you have.

Absolutely not. There is zero obligation at any stage: not after the first call, not after the walkthrough, not even after I put a written offer in your hands. If the offer doesn't work for you, say no. I won't pressure you or follow up aggressively.
