Things people ask us first.

In most cases, 14–30 days from the time you accept the offer. If you need more time to move or arrange things on your end, we can extend the closing date. There is no penalty. We work on your timeline, not ours.

No. We buy properties as-is, in whatever condition they're in. You don't need to clean, stage, repair, or remove anything. If you want to leave furniture or personal items behind, that's fine. We'll handle it after closing.

None. We're not agents. We are buyers. There are no commissions, no listing fees, no inspection costs passed to you, and no closing costs deducted from your offer. The number in the written offer is the number you receive at closing.

We look at recent comparable sales in your area, the current condition of the property, and what repairs or updates would be needed. We show you all of that math in the written offer, with no black box. If you disagree with any part of it, tell us. We'll talk through it.

This is one of the situations we know best. Time matters when foreclosure is on the table, and we can move quickly. In some cases we've stopped foreclosure on the courthouse steps. Call or email as soon as possible. The earlier we talk, the more options you have.
